Recently homes flew off the market regardless of price. Those days have shifted, and top agents are adjusting their pricing strategies accordingly.

Serious, qualified buyers are actively looking, but they’re no longer willing to overpay. The market hasn’t broke — it’s simply returning to fundamentals where pricing accuracy determines success.

Research any neighborhood and you’ll see it: homes priced right are selling within weeks, while overpriced listings languish, creating a false narrative about market health. The difference? Usually just 5-10% in asking price.

Pricing Strategies That Work Now

Start with fresh data. Comps from six months ago reflect a different market. Look at what’s actively selling right now, not what sold during peak frenzy. Pay special attention to DOM (days on market) trends in your specific area.

Price it right the first time. The first two weeks generate the most activity and the best offers. An overpriced launch wastes this crucial window. You can’t recapture that initial momentum with a price drop three weeks later.

Understand the psychology shift. Today’s buyers have seen price reductions. They’re doing their homework and they know when something’s overpriced. They’ll simply wait or more than likely move on to better-priced options.

Use the market correction to your advantage. Position correctly-priced homes as the smart choice. Buyers appreciate transparency about market conditions and realistic pricing—it builds trust and generates serious offers.

The Competitive Pricing Analysis

Show sellers the data. Create a clear CMA that includes:

  • Currently active listings
  • Recent solds in the last 30-45 days
  • Price reductions in your area
  • Average DOM comparison between price points

Make it visual. When sellers see that homes priced at $X are selling in 12 days while those at $X+50K are sitting for 67 days, the choice becomes clear.

Don’t be shy to let you sellers know: “We can test a higher price and likely reduce it in three weeks after missing the best buyer pool, or we can price it competitively now and likely generate multiple offers from serious buyers who’ve been waiting for the right opportunity.”

Today’s Reality

The market is healthy when homes are priced correctly. Serious buyers are out there with approved financing, ready to move. They’re just not willing to overpay anymore—and that’s actually good news for a sustainable market.

Your pricing strategy is your listing strategy. Get it right from day one, and you’ll close deals while other agents are explaining why their overpriced listings need their third price reduction.
